Requesting Maintenance & Repairs

Got a maintenance issue? We’re here to help.

From leaky taps to faulty air conditioners, it’s important to report any maintenance issues as soon as they arise. Here’s how you can get in touch:

Routine Repairs

For non-urgent issues like minor repairs or appliance faults, please log any maintenance requests with your property manager directly via email with photo evidence if possible. Once received, we aim to respond to all request promptly.

Emergency Repairs

For urgent repairs, defined in the Residential Tenancies Act as repairs that are necessary for the supply or restoration of an essential service, or to avoid exposing a person to the risk of injury, exposing property to damage, or causing undue hardship and inconvenience, call our office immediately on 9362 5333. If it’s outside of business hours, your call will be directed via text and email to your property manager.

Your Responsibilities As A Tenant

As a tenant, it’s important to understand your responsibilities to keep the property in good condition and ensure a positive experience for all involved.

Rent Payments

The frequency of your rent payments is outlined in your lease agreements and must be paid on or before the due date. We recommend setting up a direct debit to avoid missing a payment. If you experience financial difficulties, it’s crucial to let us know as soon as possible.

Property Upkeep

You’re responsible for keeping the property clean and free of damage. This includes regular cleaning, gardening (if applicable) and ensure smoke alarms are not tampered with. Report any damage or safety concerns immediately to avoid further issues.

Pets

If you have, or plan to get, a pet, please ensure it’s approved in writing by your property manager. Failure to do so may result in a breach on your lease agreement.

Moving Out

When it’s time to move out, you must provide notice in writing. On periodic leases this notice needs to be at least 21 days. For fixed term leases, at least 30 days written notice is required. Ensure the property is left in the same condition as when you moved in to ensure a smooth bond refund process. You will be sent a moving out checklist to cover all necessary bases.
