Refined over our 70+ years in the industry, our approach ensures every step of the process is handled efficiently and effectively. It is designed to minimise your stress as a property owner, while maximising the potential returns of your investment. Here’s an outline of how we’ll manage your property from start to finish.

1. Initial Contact & Assessment

  • An enquiry by a property owner is received generally via referrals or through our website.
  • Our team [internal link: ] touches base via phone or email to ascertain property management requirements.
  • Time Conti Sheffield’s Head of Residential Property Management, with over 30 years’ experience, will attend the property to complete a rental appraisal (if required).
  • Thorough research of the market in the area and the property itself is conducted.
  • A meeting is organised at the rental property where we’ll discuss how to increase property value and establish compliance to WA standards for rental properties (if required).
  • Rental appraisal is submitted to the property owner.

2. Agreement & Onboarding

  • If the property owner agrees to proceed, then a Management Authority is provided, along with the terms of Property Management.
  • The Head of Residential Property Management then meets with the property owner to provide clarification on the terms of Management Authority, addressing any other queries. This meeting is also used to collect 100 points of identification from the property owner.
  • Once the contract is signed, the tenant search, screening and selection process begins.

3. Tenant Screening & Selection

  • The property is prepared for rental.
  • The property is advertised across multiple channels to provide the most amount of visibility possible.
  • Viewing is conducted using our software.
  • Prospective tenants submit their applications, which are processed internally.
  • Applications are submitted to the Property Owner, along with a recommendation from the property management team.
  • Property owner decides on the applicant they prefer.
  • The successful applicant is notified.

4. Lease Agreement & Move In

  • A Lease Agreement is prepared and a time for the tenant to sign the agreement is arranged. The tenant is also provided details about paying the security bond and two weeks of rent via BPAY.
  • A detailed Property Condition Report (PCR) is prepared.
  • The successful tenant comes to the office to sign the lease and receive the keys (provided the funds have been paid).
  • Tenant moves in and works through the PCR. The tenant has 7 days to return the PCR with any changes and supporting evidence.

5. Ongoing Property Management

  • Quarterly inspections are conducted to ensure the property is being well maintained by the tenants.
  • Maintenance issues are reported as they arise and managed by Time Conti’s property management team.
